Ways to change your facade

Siding, the overlapping boards common in colder countries, is rare in Dubai. These are the usual choices here.

  • Vertical white cladding panels with thin dark gaps between them on a building facade

    Cladding panels

Flat panels fixed to a frame or a prepared wall, in materials such as aluminum composite or fiber cement. They give crisp lines and can hide uneven walls. Joints and fixings matter most.

  • Layered natural stone cladding in beige and gray strips on an exterior wall

    Stone or tile cladding

Natural stone or porcelain tile fixed to the wall for texture and depth. Stone is heavy, so the wall and its fixings are checked first. Light colors stay cooler in the sun.

  • White rendered wall with a square window and an agave plant in front under a blue sky

    Render and paint

New cement render over a repaired surface, then primer and exterior paint. It is the simplest change and suits most villas. Color and finish do the work.

Signs your facade needs work

Walk around the house in daylight and look at each wall.

  • Cracks in the render, especially at window corners
  • Paint that fades, chalks or flakes
  • A hollow sound when you tap the render, which can mean it has lifted
  • White salt-like deposits or dark water streaks
  • Loose, cracked or missing tiles, stone pieces or panels
  • Gaps or split sealant around windows, doors and joints
  • Algae or dark staining on shaded walls and under ledges

Decisions to make before we start

A few choices shape the look and the price. We go through each one with you at the first assessment.

Which walls are changing?
Every side, or just the street face or an entrance feature. A partial change needs a clean line where the new finish stops.
What look do you want?
Smooth and plain, textured stone, or panel lines. Bring photos of houses you like. Community rules can limit colors and materials.
What state is the wall in?
Cracks, damp and loose render are repaired first. A new finish fails early when it is fixed over a weak surface.
How will it be kept clean?
Light colors show dust and streaks. Dark colors absorb more heat and can fade in strong sun. Panels, stone and paint all clean differently, so ask what each one needs.
Do you want lighting built in?
Wall lights and uplights are easiest to wire before the new finish goes on. Our electrical team can plan them with the facade.

How a facade project runs

A facade job follows our renovation process, from the first visit to handover.

How every renovation runs
  1. 01

    Initial consultation and assessment

We look at every wall, tap and test the render, and check cracks, damp, windows, ledges and any services that cross the facade.

  2. 02

    Designing and planning

You choose the material, color and layout. We confirm how it will be fixed, what access is needed and which approvals apply.

  3. 03

    Full renovation with expert contractors

Repairs first, then the new finish: panels, stone or tile, or render and paint. Plasterers, painters and electricians work in the right order on one job.

  4. 04

    Finishing touches and final inspections

Joints, edges, corners and sealants are checked up close, and anything that is not right is put right.

  5. 05

    Post-renovation cleaning and handover

Dust and debris are cleared and we walk the finished facade with you. Customer satisfaction guaranteed.

Facade changes and approvals

The outside of a villa is often controlled by the developer or community. New colors, cladding materials, balconies and changes to openings can all need approval, often as a no-objection certificate (NOC), and some changes also need a permit from the relevant authority. Many communities publish color palettes and material rules, so ask for yours before you choose. Permits and approvals are part of our support services, so we can take the paperwork on with you.

Permits and approvals in Dubai

Facade questions, answered

Is siding used on Dubai villas?

Rarely. Overlapping siding boards suit colder climates, while Dubai villas mostly use render and paint, stone or tile cladding, and panels. We can talk through which suits your house.

Is cladding more work than repainting?

Yes. Cladding needs fixings, sometimes a frame, and a wall that can carry the load, so it takes more planning than paint. Render and paint is the simpler change.

Can you change just the front of the house?

Yes. Many owners start with the street face or an entrance feature. We plan a clean break line so the new and old sections meet neatly.

Will my community allow new colors or materials?

Many communities set color and material rules. Ask for yours before you choose and share them with us, and we can help with the approval request.

Do I get a price before work starts?

Yes. The estimate is free, with no obligation or upfront payment required. Before work begins we detail every step of the breakdown, so you know exactly what you are paying for and there are no hidden charges.
