Signs a door, window or stair needs work

Many of these can be repaired without replacing the whole unit. A few point to movement in the frame or wall around it.

  • A door that sticks, drags on the floor or will not latch
  • Gaps around a frame where light or dust comes through
  • A window frame that rattles, or glass that fogs between the panes
  • Swollen or warped wood after humidity or water
  • A sliding door that jumps its track or grinds
  • Creaking treads, a wobbly handrail or loose balusters

Doors, windows and stairs we work on

Four kinds of opening and movement, each measured on site before anything is made.

  • Two walnut-veneer interior doors side by side in a white corridor

    Wooden doors

Interior and entrance doors hung square in the frame, with hinges, locks and handles fitted and an even gap all round.

  • Timber-framed sliding glass doors set between white pillars on a covered patio

    Glass and sliding doors

Glass doors and sliding systems that open a room to a balcony or garden, or divide a room without a swing arc.

  • Corner window with timber frames opening onto trees and a balcony railing

    Windows

New windows fitted or old ones repaired, with frames set square and sealed against dust and sun.

  • Timber stair treads rising beside a white wall

    Staircases

Stair work covers treads, risers, handrails and balustrades. Changes to the stair opening are a structural matter and can need approval first.

Choices to make before we measure

Hinged or sliding doors?
Hinged doors suit most rooms. Sliding doors save floor space and suit wide openings to balconies and gardens.
Which frame and glass?
Wood, aluminum or other frames, and clear, frosted or tinted glass. In strong Dubai sun, tinted or coated glass cuts glare and heat, and good seals keep out dust and noise.
What finish on wooden doors?
Natural veneer, stain or paint. Painted doors suit modern rooms and stained doors show the grain, and a door facing the sun needs a finish made for strong light.
Which locks and handles?
Match the hardware to the door's job. An entrance door needs a stronger lock than a bedroom door.
What stair finish and railing?
Wood, stone or tile treads, with glass, metal or wood balustrades. Non-slip edges matter on busy stairs.

How a door, window or stair job runs

The same five stages as every job, from initial inspection to final walkthrough, applied to openings and stairs.

How every renovation runs
  1. 01

    Inspect and measure

We measure each opening, check that it is square and plumb, and note the wall type and the finish around it.

  2. 02

    Diagnose the problem

For a repair we find the cause: swelling, a dropped hinge, a worn track, a failing seal or a loose stair fixing.

  3. 03

    Confirm the choice

Door type, frame, glass, hardware and finish are agreed with you before work starts.

  4. 04

    Remove and prepare

Old units come out carefully, openings are repaired and squared, and the surrounding walls and floors are protected.

  5. 05

    Fit and adjust

Frames are fixed square, doors hung with even gaps, windows sealed and stair parts fixed firm and level, then the hardware is fitted and adjusted.

  6. 06

    Finish

Gaps are sealed and trimmed, then painted or varnished to match the room.

  7. 07

    Quality check

We check that every door closes and latches, every window opens and seals, and every stair is firm.

  8. 08

    Final walkthrough

We walk through with you, clean up and hand over.

Windows, openings and stairs may need approval

In many Dubai communities, changing windows, facade openings, balcony doors or a stairwell needs approval from the developer or community, and sometimes the relevant authority. Rules differ by building and community. Check your owners' rules before you choose a design, and ask us about permits and approvals when you request your estimate.

Doors, windows and stairs questions

Can you repair a door instead of replacing it?

Often, yes. Door installation and repairs are both part of our carpentry work. We find the cause first: a sticking door may need only a hinge adjustment or a planed edge.

Do you fit glass and sliding doors as well as wooden ones?

Yes. Wooden, glass and sliding doors are all on our list. Which one suits you depends on the room and the opening.

Will new windows keep heat and dust out?

Good seals and suitable glass help, and we fit frames square and seal the gaps. Results also depend on the product you choose, so ask for its details before you decide.

Can you change a staircase?

Staircase work depends on the structure. Replacing treads or a handrail is simpler than moving a stair, and any change to the stairwell opening can need approval. We look at the stair at the first inspection.

Will the frames and trim be painted too?

Yes, when you ask. Trim and molding painting is part of our painting work, so frames can be finished to match the room.

How much does it cost?

It depends on the number and size of the openings, the frame and glass, the hardware and any repairs. The free estimate itemizes every step before work starts.
